Designed by Reflex Arkitekter, Kineum is a high-rise building located just outside Gothenburg city centre, in the rapidly developing Gårda district. Kineum comprises 28 floors with a diverse mix of uses, including Jacy’z Hotel & Resort, modern office spaces, restaurants, a gym, a flower shop, a pool club, co-working spaces and music facilities. This unique combination creates opportunities for inspiring encounters and relaxing moments.
Welcoming lobby spaces filled with intriguing details
The building’s façade is constructed using prefabricated glass and aluminium X-modules. Its fishnet-inspired design celebrates Gothenburg’s heritage and its strong connection to the sea.
Optimising the building’s energy consumption was a key priority throughout the Kineum project. The distinctive façade design is combined with high-performance glazing to minimise cooling requirements and optimise solar shading. As a result, the building’s energy efficiency exceeds national requirements by 25%. To further reduce its climate impact, the cement content of the concrete was also reduced. This resulted in a saving of 200 tonnes of carbon dioxide and a 39% reduction in climate impact compared with conventional concrete.

Kineum takes its name from the Greek word kinéo, meaning “to set in motion”. The concept, “A building in motion”, is based on the idea of creating a pulse, revitalising the surrounding district and bringing people together. The combination and interaction of hotel guests, office workers and spa visitors keep Kineum constantly active and vibrant. The building generates activity throughout the day and night, strengthening local connections and supporting services in the area. It also enhances the sense of safety in an office district that might otherwise feel quiet after working hours.
The interior cladding follows the same design concept as the façade, extending the visual identity seamlessly from the exterior into the interior spaces. Puucomp supplied approximately 700 m² of Puucomp Premium oak-faced panels for the project. An ArborLine slatted finish was applied to the panels, creating a visually striking and architecturally distinctive surface. The interior fit-out was expertly carried out by Tuve Snickeri AB.

Kineum celebrates movement and human connection. It responds to the post-pandemic challenge of creating attractive spaces and workplaces at a time when traditional office environments are no longer the default choice for many people.
